 Wallace Lake Estates 
The Concept

Located in Wallace, CA Wallace Lake Estates is a gated community of about 100 homes.  The lake is a remnant of logging days and is located in rolling, Oak-covered hills.  Wallace Lake Estates, Unit 1 encompasses about 150 acres, with the homes occupying about 30 acres.  The remaining area is open space, the lake, and limited property owned by the Wallace Community Services District, a California Special District providing water, sewer, LPG, street lighting and street maintenance services to the community.  The development was started in 1998 by Jimmie Winchell, he of the Winchell Doughnuts fame.  Homes in the development are custom built, and about 10 empty lots remain.  The images below (slide show) give an idea of the beauty of the area. 

The layout of the development in some ways is an ideal use of the land in this area.  The homes are clustered along streets, enabling cost effective services such as for water and sewer.  At the same time, the average density is relatively low, preserving the beauty of the rolling hills, the lake and the natural landscaping - mostly Oak trees.  A walking trail goes around the lake.
